Our scrubbing cycle, step by step
Scrubbing is not one pass with a machine. Skipping the sweep or getting the pad grade wrong is how contractors end up polishing dirt into a slab and leaving a floor that looks worse in raking light than it did before they arrived.
1. Site inspection
Slab type, coating, joint condition, drainage points and the traffic pattern are recorded. We note where oil is coming from so we treat the cause, not just the stain.
2. Mechanical sweep
Ride-on sweeper lifts pellets, strapping, timber splinters and grit. Scrubbing over loose debris damages the brush and drags grit across the slab.
3. Degrease and dwell
Product applied at the tested dilution, left to dwell where oil is heavy, agitated with the correct pad or cylindrical brush grade.
4. Scrub and recover
Ride-on covers open floor and cross-aisles, walk-behind handles narrow aisles and rack ends, squeegee recovery leaves the slab trafficable straight away.
5. Edge and detail
Rack legs, column bases, dock thresholds and drain surrounds done by hand because no machine reaches them cleanly.
6. Sign-off
Photos before and after against the zone map, plus a note of anything that needs your attention such as a cracked joint or a leaking machine.
Floor types we work on around Arndell Park
Bare and sealed concrete
The default warehouse slab. Handles alkaline degreasers well. Main risks are open joints holding water and a burnished surface that hides oil until it rains.
Epoxy and polyurethane coatings
Common in food and pharmaceutical areas. Needs neutral to mild chemistry and a softer pad, or the topcoat hazes and you lose the gloss permanently.
Polished concrete
Increasingly used in showroom-facing warehouse fronts. Cleaned with a neutral product and a diamond pad to maintain the sheen rather than strip it.
Non-slip and quartz-broadcast floors
Found in wash-down and wet-process areas. The texture holds grease, so it needs a cylindrical brush machine rather than a disc pad.
Dock aprons and external hardstand
Pressure washing rather than scrubbing. Wash water directed to the trade waste or sediment control point, never straight to stormwater.
Mezzanine and office transitions
Walk-behind or rotary work where a ride-on cannot get up. Includes stair nosings and the transition strip where dirt gets tracked into the office.
Floor scrubbing questions from Arndell Park sites
Do you supply the scrubber or do we hire one?
We bring our own. Ride-on scrubber-driers, walk-behind units and industrial sweepers all arrive on our truck with a trained operator, water and chemical. There is no hire agreement for you to sign and no machine sitting in your dock charging between visits. On very large Arndell Park sites that already own a scrubber we are happy to run yours instead and simply charge labour, which usually works out cheaper per square metre.
Will scrubbing lift black tyre marks off our warehouse slab?
Most of them, yes. Forklift tyre marks are rubber deposited into the surface texture rather than dirt sitting on top, so they need a solvent-based or high-alkaline degreaser with mechanical agitation from a stiff pad or brush. The first pass on a floor that has never been machine-scrubbed usually needs two runs and a longer dwell time. After that, a regular scrubbing cycle keeps them from building back up.
How long does the floor stay wet, and can forklifts drive on it?
A scrubber-drier vacuums the water back up behind the brush head, so the slab is walkable within a couple of minutes and trafficable almost immediately. That is the main reason we do not mop industrial floors. Where a heavy degrease needs dwell time we cone off that bay, complete it, and move on before releasing the area, so no part of your floor is out of action for long.
Is scrubbing safe on epoxy, polyurethane and joint sealant?
It is, provided the chemistry and pad grade are matched to the coating. A high-caustic degreaser will dull an epoxy topcoat and can soften polyurethane joint sealant over time. We identify the floor system at the site inspection, patch-test the product, and lock in the pad grade and dilution so every visit is repeatable. Where the slab is polished concrete we switch to a neutral cleaner and a diamond-impregnated pad instead.
Can you scrub before line marking or a floor coating goes down?
Yes, and it is worth doing properly. Line markers and coating applicators need a slab free of oil, curing compound residue and loose dust or the paint will not key. We run a heavy degrease, a rinse pass and a dust-free vacuum sweep, then hand the floor over on the same day the applicator is due. We can coordinate directly with your line marking contractor so the sequencing works.
