The sequence we work in
Order matters more on a builders clean than on any other type of job. Cleaning out of sequence is the single biggest reason a handover clean blows its budget and still fails the walk-through.
Rubbish and debris out
Offcuts, packaging, strapping, empty silicone tubes and stillages removed and consolidated. Skip liaison handled with the site manager so we are not filling a bin the trades still need.
High level, roof structure and services
Purlins, portal frames, cable trays, ducting, light fittings and sprinkler pipework vacuumed from an EWP. Everything above head height comes first, always.
Walls, doors and roller shutters
Panel walls washed, roller door tracks and guides cleaned out, personnel doors and frames de-dusted, protective film peeled and adhesive residue removed.
Glazing and frames
Render, mortar splatter, paint spots and silicone removed from glass, then a full wash inside and out. Frames and sills cleaned and vacuumed of construction fines.
Office fitout detail
Ceiling tiles and grid, air conditioning grilles, light diffusers, joinery, kitchenette, amenities and bathrooms. Carpet vacuumed twice and hard floors scrubbed.
Slab and external
Multiple scrubber passes across the warehouse floor to lift concrete fines, then the dock apron, hardstand, footpaths and car park bays pressure washed.
Final pre-PC pass
The day before inspection: fingerprints, fresh dust from defect work, glass touch-up, amenity restock and a walk-through with your site manager.

Covering working at height, high-pressure water, chemical handling and manual handling, submitted before mobilisation.
Insurance certificates
Twenty million dollars public liability, workers compensation and professional indemnity, current and named correctly for the project.
White cards and inductions
Every crew member holds a construction induction card and completes the project induction, including any daily pre-start.
SDS register
Safety data sheets for every product entering the site, submitted with the SWMS and kept on site during the works.
EWP high risk work licences
Copies supplied for any operator using a boom or scissor lift for the high-level component.
Waste and environmental controls
Wash water management for external areas so nothing enters stormwater during pressure cleaning.
Builders clean questions from contractors and incoming tenants
What is the difference between a rough clean, a builders clean and a final handover clean?
A rough clean happens while trades are still on site and is mostly rubbish removal, sweeping and keeping access clear. The builders clean happens once the trades are out: render splatter, silicone, paint spots, protective film, adhesive labels and construction dust are all removed and the building is brought to a presentable state. The final handover clean is the last pass immediately before practical completion inspection, dealing with fingerprints, fresh dust and anything picked up during defect rectification.
How do you get construction dust out of a warehouse before handover?
From the top down and with vacuum extraction rather than blowers. Structural steel, purlins, cable trays and light fittings are done from an elevated work platform, then the walls and roller door tracks, then the slab. The slab itself needs two or three scrubber passes because concrete dust and render fines keep lifting out of the surface texture for days. Doing the floor before the high level is the classic mistake and it doubles the labour.
Can you work around trades still finishing on site?
Yes, and on most Arndell Park industrial projects that is unavoidable because line marking, mechanical commissioning and defect work run right up to handover. We stage the clean by zone, sign in through the site office each day, work to the principal contractor site rules and hold a site-specific SWMS. We also schedule the final pass for after the last trade so you are not paying us to clean the same office twice.
Do you remove render, silicone and paint from glazing?
We do, using scrapers and blades on wet glass with the correct technique so the glazing is not scratched. Modern coated and low-E glass needs care because an aggressive blade on a coated surface will leave permanent marks that become a defect item and a warranty argument. Where the glass is coated we tell you before we start and use chemical softening rather than blades.
How fast can you turn around a builders clean before an inspection?
Construction programs slip and handover dates rarely do, so most of these jobs are urgent by the time we get the call. For a standard industrial unit with an office fitout we can usually put a crew on within twenty-four to forty-eight hours and complete in two to four days depending on floor area. If your practical completion date is tight, tell us the date rather than the scope first and we will build the crew size backwards from it.
After handover
Incoming tenants usually want an ongoing contract in place from day one of occupation. We can move straight from the handover clean into a scheduled service without a second mobilisation, and the crew already knows the building.
