Where the dirt actually is on a production site
A quote written from a floor plan always misses the parts that cost money. On the Arndell Park factories we look after, the recurring problems are the same handful of places, and they need different chemistry, different frequency and different access from each other.
Machine surrounds and drip zones
Hydraulic and cutting oil creeps out from under guarding and spreads with foot traffic. Scrubbed with a degreaser at every visit and mechanically agitated rather than mopped, because a mop just redistributes it into a slip hazard.
Overhead structure and beams
Product dust settles on purlins, cable trays and light fittings and eventually drops onto the line. Vacuumed from an EWP on a quarterly cycle. On food sites this moves to monthly and is documented for audit.
Walkways and pedestrian markings
Yellow walkway lines disappear under film within weeks. We scrub them back so they are legible, which is a genuine WHS item and one of the first things an auditor looks at.
Raw material and finished goods staging
Pallet debris, banding, stretch wrap and spilled granulate. Swept mechanically ahead of scrubbing so the scrubber is not grinding pellets into the slab.
Amenities, crib rooms and change areas
Showers, lockers, boot-wash and lunchrooms cleaned and disinfected daily. On factory sites these get harder use than any office and are the first thing a prospective client notices on a site tour.
External bin pads and bunding
Waste compactor pads, oil bunds and chemical storage areas pressure washed on a quarterly cycle with wash water managed so nothing runs to stormwater.
Shutdown and changeover cleaning
Most Arndell Park manufacturers stop for a Christmas shutdown and at least one mid-year maintenance window. That is when the work you cannot do around a running line gets done: under-conveyor clean-out, machine bed and frame degreasing, pit and sump clean-outs, high-level dusting of the whole envelope, and a full strip and re-coat of the amenities floors.

Factory cleaning questions we get asked in Arndell Park
Do you clean around live plant, or does production have to stop?
Both arrangements work. Floor, walkway and amenity cleaning happens while lines are running, with our crew kept outside the machine guarding and working to your lock-out tag-out rules. Anything that involves cleaning inside guarding, under a conveyor or on a machine bed waits for a planned stop. We ask for the shutdown calendar at quoting so that deeper work is booked into windows you have already scheduled instead of creating new downtime.
How do you handle degreasing without damaging our floor coating?
We test a patch first. Many Arndell Park factory slabs carry a polyurethane or epoxy coating that will haze or lift if you hit it with a strong caustic. We start with a pH-neutral or mildly alkaline degreaser at low dilution, agitate mechanically with a scrubber and a red or blue pad, and only escalate the chemistry if the residue is not shifting. The trial patch and the result are recorded so the same product is used on every visit.
Can your crew do site inductions and work under our permit system?
Yes. Every cleaner completes the factory induction before their first shift, and we operate under whatever permit system you run, including hot work, confined space exclusion and working at height permits. We supply a job-specific SWMS, a chemical register with SDS for everything we bring through the gate, and a nominated supervisor who signs on and off at the gatehouse each shift.
What insurance do you carry for a manufacturing site?
Twenty million dollars of public liability, full workers compensation and professional indemnity. Certificates of currency go out with the quote so your procurement team can load us into the contractor management portal before the start date. Our cleaners are directly employed and police-checked, which matters on sites where finished goods or dangerous goods are stored on the floor overnight.
Do you clean extraction hoods, ducting and the plant room?
Hoods, canopy filters, plant room floors, compressor bunds and the surrounds of dust extraction units are all in scope and are usually quoted at a quarterly or six-monthly frequency. Internal duct runs and anything requiring a licensed hygienist report we will coordinate with a specialist rather than pretend to cover, and we manage the booking so you are still dealing with one contractor.
